Need a Peace of Mind when renting a vacation home?
I know it is hard to trust someone with your money and a long-waited family vacation. Especially lately when a lot of fake companies are scamming people promising them vacations while pocketing their money. If you are scared and need reassurance, please email or call us and we will Gladly provide you with information showing our licensing/taxing/etc.

Why are ALL Vacation homes located in Kissimmee  and Davenport, and NOT Orlando?
 Although all Attractions are located in Orlando, Kissimmee and Davenport are neighboring citires. Orlando is Orange County, which does not allow short term rentals for private houses; therefore, all Legally Licensed vacation homes are located in short-term zoned communities in Kissimmee and Davenport (also in Haines City and Clermont).

How do I book a villa?
- If you find a vacation home you would like to rent please send us an inquiry and someone will contact you within 24 hours. You would need to fill out a booking form and pay a deposit to hold the dates.


Deposit
- All deposits are refundable but mandatory to hold the dates and in case any damages are caused by the guests during their stay. Deposits range from $250 to $350 depending on the size of a home. This deposit is refunded after a departure inspection clears.

Rental Payments
- Rental Fees are due no later than 6 weeks before arrival. The key/alarm codes will not be released unless a rental fee has been paid in full. If you need a payment plan, please get in touch with us and we will work with you.

Payment Options
We have different options for making payments:
- Credit/Debit Cards are accepted through PayPal, FlipKey/TripAdvisor, and over the phone (fees may apply)
- Mail in Check (please make sure your payment is in USD as the bank will charge for conversion)
- Electronic Checks (Payment with a Checking Account over the phone-Free of Charge)
- Direct deposit into JPMorgan Chase Bank (domestic wire transfer fee $15 or Free branch deposit; this does not include a wire tranfer fee your bank will charge for sending the money)

What are Check In Procedures?
- Check in time is 4:00PM (Eastern Time). Early check in may be arranged if there are no check outs on the same day. Please contact the owner or management company if you require an early check in.

Key
- Each house has a Key Box located close to the Front Door. If you are going out for the day please put the key back in the box to avoid loosing it. There will be a fee for replacing the lost key. $75 minimum charge for a lost key.
- On the day of departure, please make sure to put the key in the box. DO NOT leave it in the house as the Cleaning Crew will not be able to access the villa.

What are Check Out Procedures?
- Check out time is 10:00AM (Eastern Time). NO LATE CHECK OUTS are allowed unless previously arranged with the owner or management company. Any unauthorized late check outs will be a subject to $50 fee.
- Before departing the house please make sure you have collected all of your belongings. Any personal items left behind will be collected by the Management Company; if you would like items returned there will be a charge for mailing.
- Please help our Cleaning Crew by starting the laundry (please read Laundry section for more information).
- Please make sure to put the key back in the Key Box.

Late Check Outs
- There will be a fee for a late check out unless previously arranged with the owner/booking agency. If you would like a late check out please contact your Management Company at least a couple of days before departure. We will accommodate you in any way we can.
-No late check outs will be allowed if next guests are coming in the same day or next day (over the weekend).

Trash Collection
- Please check the house manual for Trash/Recycling times. If your rental villa is located in a community that requires Recycling, PLEASE follow the regulations set by the city. DO NOT put trash in a recycling bin. If you don't recycle, the home owner may be penalized by the county/city and the charges will be passed on to you.

Laundry
- Not Mandatory! We kindly ask you to help out our busy Cleaning Crew and do as much laundry as possible on the day of your departure. Please strip used sheets and collect used towels. Wash and dry the laundry, but DO NOT overload the Washer as it may cause a breakage. It is safe to leave the laundry in the Dryer even when nobody is home.

Will I be able to make calls from my rental house?
- Yes, all of the villas allow to make local phone calls free of charge. To make a long distance and/or international calls you will need to purchase a Phone Card which can be found in a Supermaket and Gas Stations.
- Some of the houses allow to call all around USA and Canada (information available under the House Description).

Do houses have game areas?
- Most of our houses offer a Game Room which features Pool Table, Air Hockey table and Football table. Most of the houses also offer either a PS2 or X-Box, or any other "table" family games (more information available under the House Description).

Does the villa have a BBQ Grill?
- Some of the villas have BBQ Grills (view individual house features). However, if the BBQ grill is not available you may rent it from the Management Company. We have only Gas grills available, please view Concierge page for pricing.
- If a BBQ grill is available, you must clean it thoroughly after use to avoid a cleaning fee of $25.00

Is smoking allowed in the homes?
- Absolutely NOT!!! In accordance with Florida Law, all of our homes are Non-Smoking. You may smoke in the outdoor areas. Please clean up the area after yourself. If you smoke inside the house you can loose a part or all of the deposit which will be used to get the smoke out.

Are Pets allowed?
- YES! We have Pet friendly homes. For an extra refundable deposit and extra (non refundable) cleaning fee, you may bring your Furry family members to enjoy Florida. Please check with the Management Company if the home of your interest allows pets.
- NO! Some homes have a strict policy against bringing pets. If you bring a pet to such home, you will lose your deposit and may be relocated to a pet friendly home if available.

Security Alarm
- If your rental villa has a Security Alarm, please try to set it on every time you go out and when you depart. Do NOT tampre with the security system because the police will come out.

A/C Unit
- Most of the A/C controllers are set to comfortable temperatures and locked. If a controller is not locked, please do not temper with it and do not put A/C too low as the unit may freeze. During the summer, try to keep all the blinds closed when you are away. It will help to keep the sun out and keep the house cooler.
- If you would like the A/C adjusted to a temperature more comfortable for you, please contact your Management Company.

Pool Heat
- Pool/Spa Heat is available for an extra charge. As restricted by the Florida Law, the heat CANNOT be set higher than 85 Degrees. During the cold season, especially cold nights, please use the Solar Blanket to keep your pool warm. You will not be refunded if the Heater is working but cannot keep up with the cold weather.
- Spa. As you will notice our Spas are connected to the Pool - water flows from the Spa to the Pool. Which means that you may not have Spa Heat Only (exceptions in some homes). Once the "bubbles" are turned on in the Spa (use a timer on the wall), it will heat up and feel like a Jacuzzi. Spa heat is set to 95 Degree as required by law.
